Why Is the Wrong Seller Listed as a Signer on My SPQ?
How signer assignment works on the Seller Property Questionnaire (SPQ) when a listing has more than one seller, and how to report or fix an incorrect assignment.
How Signers Are Assigned
The Seller Property Questionnaire (SPQ) pulls signer lines directly from the seller contact information entered on the listing. When a listing has two or more sellers, each signer line on the SPQ should map to a distinct contact in that order.
If the Wrong Seller Is Assigned
If a signature line shows the wrong seller's name, or the same seller appears on two lines that should belong to different people:
- Go to the listing's Contacts tab in the Side App and confirm both sellers are entered as separate contacts with correct names and roles.
- If the contacts are correct but the document still shows the wrong assignment, delete the unsigned document from the transaction and regenerate it — this refreshes the signer mapping from the current contact list.
- If the issue persists after regenerating, report it as a document issue (see below) rather than sending the form out for signature as-is.
How to Report a Document Issue
Use the Report an Issue option on the document in the Side App. Include:
- The listing address or ID.
- The exact document name and revision (for example, "SPQ Seller Property Questionnaire CAR Rev 6/26").
- A short description of what's wrong — for example, "seller #2 is showing on both signature lines."
This routes the issue to Side Support for review rather than leaving an incorrectly configured form in circulation.
