Q: How do I create an offer for an unrepresented buyer?
A: Open the Offers tab and start a new offer. In the buyer selection step, choose "Unrepresented Buyer." The platform will skip the buyer representation agreement step and adjust the cover sheet and documents automatically.
Q: Do I need a buyer representation agreement for an unrepresented buyer offer?
A: No. When you select "Unrepresented Buyer," the platform removes the buyer rep agreement requirement. It won't appear in your documents and you won't be blocked from creating without one. Note: depending on your market, you may still need to get separate documents signed confirming that the buyer is unrepresented. Check with your broker if you're unsure.
Q: Can I add a buyer's agent to an offer for an unrepresented buyer?
A: No. The buyer's agent field is locked and shows "Unrepresented Buyer" — it can't be edited or filled in. The unrepresented buyer flag also can't be changed once the offer is created. If the buyer later retains an agent, archive the offer and create a new one with the agent's information.
Q: Can I submit an unrepresented buyer offer for compliance review?
A: No. Compliance review and the commission form are completed on the listing side for unrepresented buyer transactions — not on the offer. Both buttons are disabled on the offer. If you see them grayed out, go to the listing to complete compliance.
Q: How do I respond to an offer from an unrepresented buyer as the listing agent?
A: Go to your listing and enter the offer from there. The offer will be linked to your listing transaction, where you'll also complete compliance review and the commission form.
Q: Who can access an unrepresented buyer offer?
A: Access is based on the listing side, not the buyer side. Anyone who has access to the listing — including your team's TCs — will also have access to the offer. Buyer-side agents have no access.
Q: Is this the same as a double-ended transaction?
A: No. A double-ended transaction is when you represent both the buyer and the seller. With an unrepresented buyer, you represent only the seller — the buyer has no agent and isn't represented by anyone.
Q: Can I generate an offer package for an unrepresented buyer?
A: Yes. Offer package generation works for unrepresented buyer transactions.
