Here’s a list of possible scenarios for sellers who do not have an email address.
For one seller that would like to sign by wet signature:
- Complete the Cover Sheet
- Select the 'Documents' tab on the left side menu
- Select the appropriate contract or custom template for your transaction type.
- Fill out the necessary contract documents
- Download the documents, individually or as one large PDF.
- Individually - click the three dots on the document image thumbnail and select download
- One PDF file - Click the three dots to the right of the envelope and select download all.
- Print out physical copies of the documents and bring them to the client to sign in-person
- Scan the signed contract documents into your computer.
- In the Side App, go to the property file and open the Cover Sheet.
- Click the “Ready for Compliance Review” button.
- Complete the listing details
- Upload the scanned and signed documents to the file on the left side.
- Drag (or assign) documents into the checklist on the right.
- Click submit before leaving the app!
For two sellers, one to sign by wet signature and one to sign electronically:
- Complete the Cover Sheet.
- On the left side menu, select the 'Documents' tab.
- Select the appropriate contract or custom template for your transaction type.
- Fill out the necessary contract documents.
- Download the documents individually or as a single PDF:To download individual documents, click the three dots on the document image thumbnail and select "Download."
- To download all documents as one PDF file, click the three dots to the right of the envelope and select "Download all."
- Print out physical copies of the documents to bring to Seller One for an in-person signing.
- Once Seller One has signed the documents, scan the signed contract documents into your computer.
- In the Side App,
- Go to the property file and navigate to the 'Documents' tab.
- Upload the signed documents to the file.
- You have the option to either delete the original unsigned documents or move them to an inactive folder.
- Tag the uploaded documents:Click the three dots on the uploaded document image thumbnail and select "Tag."
- Add the necessary tags to the documents for Seller Two and/or the agent if required.
- Send the tagged documents out for signing.
