What Is a Commission Instructions Document?
Commission Instructions tell the closing/escrow company exactly how to disburse commission funds at closing — who gets paid, how much, and where it should be sent. Escrow and title companies typically require this document, signed by the broker of record, before they'll release funds.
Who Needs to Sign It
Side's broker of record signs Commission Instructions on behalf of the brokerage. Most requests come from a Transaction Coordinator or an escrow/title company that already has the document prepared and just needs Side's signature.
How to Submit It for Broker Signature
- Attach the completed Commission Instructions document (with your escrow or title company's details already filled in) to your request.
- Include the property address and escrow/case number so the file can be matched quickly.
- Send it to Side Support via chat or help@side.com, or route it through your Transaction Coordinator if you have one.
- Side's broker reviews and signs, then returns the signed copy to you or directly to escrow, depending on how the request was submitted.
Turnaround Time and Status Checks
Signature requests are typically reviewed and returned within one to two business days of submission. If you haven't heard back after that window, reply to your original request (rather than submitting a new one) so it isn't tracked as a duplicate.
