Google Listings: Frequently Asked Questions
Through our partnership with HouseCanary, eligible Side listings can now appear in Google Listings search results. Here are answers to the questions we hear most, grouped by topic.
Getting started
Q. Where can I find more information about this partnership?
You can find more information about this partnership in our Google Listings Guide.
Q. Is there a cost to this program?
No. Google Listings is a free benefit of your Side partnership.
Q. Do I need to do anything to set it up?
No setup is required. Eligible listings are shared with Google Listings automatically.
Q. Do I need a Luxury Presence website to be included?
Yes, for now. This program runs through our Luxury Presence relationship, so listings are only shared with Google Listings when you have an active Luxury Presence brand site. We are working on a solution for partners who don’t use Luxury Presence and will share updates as soon as we can.
Q. Do Google Listings appear on desktop and mobile?
Google Listings currently appear on mobile devices only.
Finding your listings
Q. How can I see which of my listings are on Google Listings?
Log in to your HouseCanary account and open the Google Listings tab. You’ll see which of your listings are active and eligible to display on Google Listings.
Eligibility doesn’t guarantee a listing will appear in Google search results, and there isn’t a way to preview or look up your listing on Google at this time.
Q. I don’t see any active listings under Google Listings in my HouseCanary account. What should I do?
Work through these steps:
- Confirm your brand has an active Luxury Presence site. Side listings are shared with HouseCanary through Luxury Presence, so without an active site your listings won’t appear at this time. We’re working on a solution for partners without one.
- Confirm the email shown in HouseCanary (your Side-branded email) matches the email you use in your local MLS. This email is what syncs your listings to your account. If your primary MLS email is different, you can add it to your HouseCanary account.
- Search Google for your listing to confirm it’s syndicated to common sites like Realtor.com and Zillow.com. If your listing appears on those sites but still isn’t in HouseCanary, email help@side.com with the listing address, MLS ID, and a link to the listing on one of those sites so our team can troubleshoot further.
New listings can take up to 24 hours to appear after going live in your MLS or after you add an MLS email.
Q. Can I pay for more visibility or to have my listing appear more often?
No. There is currently no paid option to increase how often your listing appears in Google Listings search results.
Leads and results
Q. How can I get leads from Google Listings?
Buyers can still reach you directly, but the primary contact button on Google Listings sends leads to local agents running Google Local Services Ads.
If you’d like to receive those leads, you can set up a Local Services Ads account. We recommend doing this through HouseCanary, which has a dedicated Google partnership and can fast-track your setup. To learn more, open HouseCanary through Okta and click Local Services Ads.
Q. Can I get metrics on how often my listing has been displayed?
Not yet. Google Listings is a new program, and Google doesn’t currently provide display metrics.
In the meantime, ask potential buyers how they found your listing. If you spot your listing in a Google search on your phone, take a screenshot to share with your seller.
