If working with a builder, a "new build referral" will need to be added into the Side App, just like a regular transaction.
- Go to “Create New" and click the “Offer” option in the drop down (HERE)
- Enter the property details and complete the cover sheet in full; this unlocks “ready for compliance review” button
- Click the button to navigate to the compliance tool to complete the details

Select the appropriate checklist & upload the required documents below;
- A fully executed contract
- A Co-op broker agreement (This can also be called Agent Registration & Referral Fee Agreement, Builder Commission Agreement etc.)
- Upload the Final Closing Statement / Closing Package upon receipt
Helpful tips!
- The “year built” will be the expected year the construction is completed
- Be sure to reference the broker agreement to determine if the funds are based on the base price or final sale price (after markups). This will impact the total commission expected.
- Finally, you will be required to submit the commission request form as the closing date nears so Side can request release of the funds from the settlement company.
